St Leonard's Roofers

Clay and concrete roof tiles are non-combustible and have a Class A fire rating. But a tile roof doesn’t make a home fireproof, However, tile roofing is safer than shingles, wood shake or metal because it allows air circulation under the tile, which reduces heat transfer to the loft during a fire.

Tile roofs are very good insulators. The combined effect of roof tiles, decking and air space between the tiles allows for better air circulation and reduces direct heat transfer by up to 50%.

Just because your roof has a leak does not mean it needs a complete re-fit. A leak usually stems from a loose, broken or cracked roof tile. However, a complete roof system failure or a generally unsafe roof will need a complete re-fit.

A concrete or clay tile roof can reasonably be expected to outlast the building it protects. With that in mind, most manufacturers offer warranties of 50 years or more.

Leaks are often the first sign that something is wrong. Make sure you inspect your roof and gutters twice a year. Look for cracked, warped or missing shingles or tiles or excessive surface granules accumulating in the gutters – these can all be visible signs that your roof has a problem. Indoors you should look out for bubbled or peeling wallpaper, cracked paint, discoloured plasterboard or anything out of the norm. Remember, the longer you leave a problem the more expensive the solution can become.

Clay and concrete tiles require very little maintenance and rarely needs any treatment. If necessary, professional roof cleaning can be done to remove moss or other dirt and debris as and when needed.

Only in very exceptional circumstances, such as when a roof is very structurally unsafe. Otherwise, you can stay at home.

There are many different styles of roof, each made of different materials, so every roof repair project will differ in cost. As a guide, the majority of home roof repairs cost between £200 and £1100 with the average cost of a roof repair being around the £650 mark.

Before we look at roof repairs costs, let’s look at what causes a roof to need repairs in the first place, several circumstances can cause a roof to leak and need repairs, the most common being:

• Ice Dams: Ice dams are caused by snow melting on the roof and refreezing before it’s completely thawed. Ice dams restrict roof run-off from flowing into the gutters from the roof itself.
• Roof Pitch: If the roof pitch is too shallow, it may be more susceptible to wind damage. A roof pitch that is too shallow will not provide adequate run-off.
• Damaged or Missing Flashing: high winds can rip the lead flashing from chimneys and skylights leaving gaps and allowing rainwater seepage that could cause damage and leaks.
• Broken or Missing Roof Tiles: High winds can move slates or roof tiles out of place causing cracks and damage, this is one of the most common causes of roof leaks.
• Valleys: When two roof slopes meet each other it creates a valley in the middle. Valleys travel down the roof and guide rainwater into the gutters. Valleys can become blocked by debris or by a build-up of fungus causing water to collect and invariably leaks.

We’d recommend replacing any areas of the roof that are particularly bad. Otherwise, we would treat it using safe products.

The answer depends on several factors, such as what is causing the leak, and the overall age and condition of your Abingdon roof. If the leak is caused by a few minor issues with the shingles or flashing, this can be repaired easily in a few hours. However, if the roof is old and subject to widespread problems, it may need to be replaced, which could take a few days.
